At 5T Management Service Provider (5

TMSP), you'll lead maintenance across our assigned Chicago Housing Authority (CHA) senior properties on the South Side. Preventive maintenance runs on a written schedule for boilers, pumps, HVAC, elevators, roofs, and fire and life‑safety systems. Your Chief Engineer supervises the Helpers and janitorial staff day to day. That puts your time into priorities, building walks, and checking work before it's closed.

The households we serve are seniors. For a resident on an upper floor, a down elevator can mean a missed doctor's appointment. That's why we keep a 24‑hour emergency response and a 48‑hour urgent repair turnaround. It's also why we hold every property ready for inspection all year.

You'll know each property's systems, its staff, its open work orders, and its weak spots. You'll flag equipment near the end of its life and recommend what to repair or replace.

We're growing, and that means more buildings and more room for leaders who can hold one standard across all of them. You'll work alongside a facilities team that holds Stationary Engineer's, EPA Universal, and Indoor Air Quality credentials.

• Review, assign, and track emergency, aging, preventive, and inspection work orders in Yardi
• Walk each property to catch safety, systems, and cleanliness issues early
• Keep every property ready for NSPIRE, HUD's physical inspection standard
• Lead and coach the Chief Engineer, and through them the on-site crew
• Scope vendor work, coordinate access and resident notices, and inspect before sign-off
• Keep spending in budget and emergency parts on the shelf

• High school diploma or GED, plus 5+ years in building maintenance or facilities, with 2+ years supervising
• Working knowledge of HVAC, plumbing, electrical, and boiler or hot-water systems
• Experience managing staff and vendors across more than one property at a time
• Comfort with a work order system (Yardi preferred) and Microsoft Office
• Valid driver's license and reliable transportation to travel between properties
• Evening, weekend, and on-call availability, plus the ability to climb, reach roofs and mechanical rooms, and lift 50 pounds

Trade certifications (HVAC, EPA 608, boiler license) and CHA or HUD experience are a plus, not a must.
