ESSENTIAL RESPONSIBILITIES
Understand and comply with the principle that the Facilities Management Department works as a team, supporting and encouraging one another. Operate and maintain boilers, heating, ventilation and air‑conditioning systems, pumps, motors, fans, electrical, plumbing and sewer systems, and electrical generators. Ensure that each system is functioning properly and that preventative maintenance, routine servicing, testing and seasonal start‑ups and shutdown are carried out.
Test safety equipment as required. Accept and complete work requests that are within experience, training and skill set on a timely basis. Technicians are not to exclude themselves or refuse assignments on the basis of being over‑qualified or exempt by employment longevity. Requests may include resident transfers through levels of care by moving furniture and other personal belongings with assistance of team members.
Perform preventative maintenance assignments including lubrication, changing and cleaning filters, replacing worn parts and overseeing trades/contractors providing similar services on specialized equipment and systems. Make approved building and equipment repairs. Actively participate with redecorating, refurbishing, renovations and construction additions. Assist the Director with the supervision of trades/contractors in that effort. Perform skilled plumbing and electrical repairs or replacement of parts not requiring a license.
Paint interior and exterior of building as requested by Administrator or Director. Maintain and beautify the grounds. Perform snow and ice removal of parking lots and walkways. Keep parking lots and walkways free from hazardous conditions. Maintain community vehicles in safe operating conditions. Call approved contractors when necessary, consistent with CRC policies and procedures and according to established local, state and federal regulations.
Order supplies, parts and fuels from approved vendors. Read meters of fuel supply, water supply and electrical supply and recommend methods for conservation of these utilities. Safekeep and update original building and equipment plans and specifications. Develop and maintain records of repairs, replacements and modifications of building and equipment. Manage the Maintenance Department employee assignments and inspections in accordance with CRC of MN policies and procedures and according to established local, state and federal regulations.
Train Maintenance Department employees. Schedule work hours for Maintenance Department employees and supervise weekend coverage as needed. Follow Resident’s Rights policies at all times. Observe infection control procedures related to the activity program. Observe all facility safety policies and procedures. Operate within the department budget. Follow Facilities Management Department policies and procedures. Contact Directors, Administrators, Associates or Executive Directors for major problems.
Participate in after‑hours on‑call service. Support and contribute to the success of the Facilities Management computer program. Coordinate pharmaceutical and hazardous waste disposal and associated record keeping.
Required Degree:
High School Diploma or Equivalent and Vocational Training Certificate or Trade School;
Preferred Degree:
Associate’s Degree. Certificate(s):
Valid Driver’s License, Boilers License 2nd Class C Engineer, Certified Pool Operator.
Experience:
3+ Years.
Operations and maintenance knowledge in building systems and preventive maintenance. Leadership ability in leading team members toward a common goal. Support the maintenance team to ensure the necessary resources are available to complete assigned tasks. Project management skills in overseeing work orders and communicating status with vested parties. Legal and regulatory knowledge in building codes, emergency preparedness, workplace regulations and accessibility standards.
