~Primarily 1st shift hours, but must be able to cover all shifts, weekends, and holidays as needed
Major Responsibilities:
- Works within clearly defined standard operating procedures.
- Operates all campus heating, ventilation and air conditioning (HVAC) equipment including boilers, steam absorption and centrifugal chillers, cooling towers, fans, pumps and systems in a manner that optimizes efficiency, safety, and occupant comfort per department policies and procedures with minimal to no guidance/assistance.
- Maintains accurate records and reports on all equipment startup, failures, problems, work in progress and completed work through logbooks and computerized maintenance management system (CMMS) with minimal to no guidance/assistance.
- Advanced level of skill to utilize BAS as a tool for both monitoring and controlling HVAC equipment. Responds to alarms in a timely and correct manner. Optimizes operation using trending reports as appropriate.
- Advanced level of skill to perform preventive maintenance on HVAC and other equipment as assigned per established procedures including inspection, cleaning, lubrication, adjustment, testing, flushing, minor repairs, rebuilding and replacing parts/components to ensure that systems remain within the established operating parameters.
- Advanced level of skill to troubleshoot complex issues with HVAC equipment determine the root cause in a timely manner. Executes repairs or installations with minimal impact to the hospital and patient care. Appropriately requests assistance as warranted by the situation.
- Intermediate knowledge of medical gas systems.
- Responds to building occupant complaints in a timely and professional manner and takes appropriate corrective action. Keeps requester appraised of the status of corrective action.
- Maintains current daily logs, preventive maintenance records and equipment repair files to comply with local, state and federal regulatory requirements with minimal to no direction.
- Performs routine general maintenance including painting, plumbing, carpentry, equipment testing and repair, ventilation, lighting, electrical, groundskeeping and snow removal. Performs repairs on a large variety of facility systems such as mechanical, electrical, building systems and other critical systems with minimal to no guidance/assistance Provides timely and proper response to assigned service calls, work orders and preventative maintenance to maintain a safe and efficient environment.
