The Role

The Maintenance Apprentice is an essential member of the maintenance team, directly reporting to the Community Manager. This role demands a high level of professionalism, effective communication, and positive interactions with both residents and staff. A proactive approach is critical to preserving the property’s appearance and ensuring its smooth operation. The successful candidate will be entrusted with various responsibilities, including performing minor repairs, efficiently managing time, and prioritizing tasks to maintain the property to the highest standards for the benefit of residents.

Qualifications
  • 2+ years of grounds or porter experience.
  • Knowledge of and ability to safely operate property maintenance equipment (e.g., pressure washer, leaf blower, snowblower).
  • Ability to perform minor maintenance and repairs as needed.
  • Detail‑oriented and thorough.
  • Strong time management and organizational skills to handle multiple tasks efficiently.
  • Ability to work independently and as part of a team in a fast‑paced environment.
  • Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions.
  • Good interpersonal skills with a polite and courteous demeanor toward staff, prospects, residents, vendors, and all visitors of the property.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
  • High School Diploma or equivalent.
Key Accountabilities
  • Provide exceptional customer service and high‑quality maintenance service.
  • Complete assigned work orders generated from resident requests and preventative maintenance on the property, diagnosing the source or cause of defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins by completing the pre‑move‑out inspection, creating a punch list, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
  • Assist in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, using materials and supplies efficiently, and employing tools and equipment correctly.
  • Assist in routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns to management.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, and tools, tracking inventory, returning unused items, and notifying the maintenance supervisor about re‑ordering needs.
  • Adhere to Property Management Rules, Regulations, and Guidelines.
  • Practice proper safety techniques in accordance with company, property, and departmental policies, procedures, and standards, immediately reporting any mechanical or electrical equipment malfunctions, injuries, or other safety issues to the appropriate individual(s).
  • Comply with Avanath’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
  • Follow established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to areas of responsibility, reporting violations or infractions to the appropriate personnel.
