Maintenance Director

Harbor House of Wheeling IV is seeking a Maintenance Director to join the team. The Maintenance Director oversees all maintenance operations for the facility, ensuring the interior and exterior areas are safe, functional, and well‑maintained. This role manages the Environmental Services Assistants, schedules and prioritizes maintenance tasks, and coordinates repairs and preventative maintenance. The Maintenance Director ensures compliance with safety regulations and supports a comfortable environment for residents, staff, and visitors.

• Manage the department staff for maintenance duties; schedule breaks, write performance reviews, and enforce policies with responsibility to issue coaching and corrective action, as needed.
• Communicate on a regular basis with the Administrator to ensure that the facility physical plant equipment is functioning.
• Lead facility inspection tours and meet with Village inspectors.
• Perform snow and ice removal as directed.
• Perform minor tile, wallpaper, painting, and drywall repairs.
• Perform gardening and lawn care duties.
• Repair and replace door and window hardware.
• Maintain all lighting fixtures.
• Repair furniture or recommend replacement.
• Maintain and repair pumps.
• Perform all preventative maintenance.
• Maintain accurate parts and tool inventories.
• Maintain accurate documentation as directed.
• Maintain and repair fire alarm system and nurse call system.
• Troubleshoot and repair all kitchen equipment.
• Follow safety principles.
• Perform all other duties as assigned.

• Ability to perform carpentry, electrical, HVAC, and plumbing repairs.
• Strong documentation skills.
• Ability to read, write, speak and understand English.
• High level of PC literacy preferred.
• Ability to budget the needs of the department.

• Experience performing maintenance duties in a healthcare facility or industrial setting required.
• Associate’s degree, trade program certificates, or equivalent in work experience required.
• Bachelor’s degree in facility management, engineering, or health and environmental services preferred.

• Walk, reach, bend, grasp, and use fine hand coordination, push and pull, and be able to distinguish smells and temperatures, with or without mechanical devices.
• Push, pull, move and/or lift a minimum of 50 pounds to a height of at least 5 feet and carry that weight over a distance of 50 feet.
• Assist in the evacuation of residents during emergency situations if necessary.
• Walk, utilize a ladder, and work on the facility roof.
• Have limited exposure to environmental hazards. Understand and adhere to company safety standards and protocols.
